Taj Vivanta Srinagar is the hilltop five star hotel above Dal Lake that most travellers still search for by its old name. It opened in 2011 as Vivanta by Taj - Dal View and today operates as Taj Dal View, Srinagar, with 100 rooms and 3 suites spread across six acres on Kralsangri hill.
If you have typed "Taj Vivanta Srinagar", "Vivanta Dal View" or "Taj hotel near Dal Lake" into a search bar, you are looking for the same property. The name on the gate has changed. The view has not. From almost every corner of the hotel you look down on Dal Lake, across to the Zabarwan range, and out over the rooftops of Srinagar.
We are Stay Pattern, a hotel and travel management company based in Kashmir. We host guests in the Valley every day, and questions about this hotel come up constantly: Which room should I book? Is the pool open in winter? How far is it from the airport? Is it worth the price? This guide answers all of them in one place, using the hotel's own published details, checked in October 2026.
Is Taj Vivanta Srinagar the same as Taj Dal View?
Yes. Taj Hotels entered Jammu & Kashmir in 2011 with this property, launched under the Vivanta by Taj brand as its 20th Vivanta hotel. Trade reports from the opening describe a hotel owned by the local Saifco Hill Crest group and managed by Taj, a structure common across the Taj portfolio.
The hotel has since been refreshed and moved up to the flagship Taj brand. Taj now describes it as the "newly reimagined" Taj Dal View, Srinagar. Older booking sites, maps and travel blogs still carry the Vivanta name, which is why both names appear in search results. When you book, look for Taj Dal View, Srinagar at Kralsangri, Brein. That is the hotel people mean when they say Taj Vivanta Srinagar.
Where is Taj Vivanta Srinagar located?
The hotel sits on Kralsangri hill in the Brein area of Srinagar, on the eastern side of Dal Lake. Kralsangri means "potters' hill" in Kashmiri. The road climbs up from the lakeside boulevard through a series of bends, and the lake opens out a little more at each one.
The height is the whole point. Most hotels near Dal Lake are at water level, so you see the lake from the shore. Here you see it from above, at roughly 1,730 metres, with the Zabarwan mountains behind you and the Pir Panjal range on the far horizon. On a clear morning you can pick out Hari Parbat fort, the houseboat rows and the shikaras moving across the water.
Distances from the hotel
Dal Lake: about 2 km
Indira Gandhi Memorial Tulip Garden: about 2 km
Botanical Garden: about 2.7 km
Royal Springs Golf Course: about 3.3 km
Chashme Shahi Garden: about 3.5 km
Srinagar International Airport: about 20 km
How to reach Taj Vivanta Srinagar
By air. Srinagar International Airport (SXR) has direct flights from Delhi, Mumbai, Bengaluru, Jammu, Amritsar and other cities. The hotel is about 20 km away. The drive takes 40 minutes on a quiet day and close to an hour in traffic, so plan for the longer figure. The hotel offers airport pick-up and drop on request.
By train. Srinagar railway station at Nowgam is now part of the Valley's rail link. From the station, the hotel is a 35 to 45 minute drive.
By road. Srinagar is connected to Jammu by National Highway 44. The drive is scenic and long, and winter weather can slow it, so most leisure travellers fly in.
Getting around. The hotel is on a hill, so you will want a car for sightseeing. Taxis do not wait outside the gate the way they do on the boulevard. A private car with a local driver for the full stay is the simplest arrangement. Stay Pattern provides Innova Crysta cars with drivers for exactly this, covering airport transfers, Srinagar sightseeing and day trips to Gulmarg, Pahalgam and Sonmarg.
Rooms and suites at Taj Vivanta Srinagar
The hotel has 100 rooms and 3 suites, and Taj describes all of them as Dal Lake facing. Even the entry category is large by Srinagar standards at 47 sq. m., and every room comes with a sit out, garden or balcony.
The interiors lean on Kashmiri craft without turning the rooms into a museum. Expect Jamawar textile work, carved walnut wood panels, copper accents and a warm colour palette, set against large windows.
Superior Room (King or Twin): 47 sq. m., sleeps up to 3. Best for couples and friends who want the view at the lowest tariff.
Deluxe Room: 51 sq. m., sleeps up to 3. Best for guests who want a garden sit-out or twin balconies.
Luxury Room: 53 sq. m., sleeps up to 3. Best for quiet stays away from the main building.
Luxury Room with Garden: 53 sq. m., sleeps up to 3. Best for breakfast outdoors on a private sit-out.
Grand Luxury Room: 56 sq. m., sleeps up to 3. Best for honeymoons and longer stays.
Luxury Suite One Bedroom: 130 sq. m., sleeps up to 3. Best for special occasions and extra living space.
Presidential Suite 2 Bedroom: 233 sq. m., sleeps up to 5. Best for families and VIP travel.
Superior Rooms
The Superior Room is the starting category and comes with either a king bed or twin beds. You get a sit-out facing the valley, a rain shower, a work desk and an extra bed for a child on request. For a first visit of two or three nights, this room does the job well. You will be out sightseeing most of the day, and you still wake up to the lake.
Deluxe Rooms
Deluxe Rooms are slightly larger and have the most character. Ground-floor rooms open onto a garden sit-out. First-floor rooms have two balconies. The Jamawar work and walnut wood light panels are most visible in this category. Ask for the first floor if the view matters most, and the ground floor if you are travelling with children who need space to step outside.
Luxury and Grand Luxury Rooms
The Luxury Rooms are set a short walk from the main building, at the end of a garden walkway. They are quieter, with floor to ceiling windows. The garden version adds a private sit out, and a bathtub. The Grand Luxury Room is the largest standard room at 56 sq. m., with a private sit out and a panoramic valley view. Couples on honeymoon usually find this the right balance of space, privacy and price.
One practical note: the walk to the Luxury block is pleasant in spring and autumn and cold in January. If you are visiting in deep winter with elderly parents, a room in the main building may suit you better.
Suites
The Luxury Suite One Bedroom sits at the top of the main complex with 130 sq. m. of space, a separate sitting area, a bathtub and a rain shower. The Presidential Suite has two bedrooms across 233 sq. m. and sleeps up to five, which makes it a realistic option for a family that would otherwise book two or three rooms.
What every room includes
24 hour in room dining
Free Wi-Fi on up to four devices
Flat screen HD TV and electronic safe
Tea and coffee maker with mineral water
A pillow menu
Access to the pool (in season) and the fitness centre
Interconnecting rooms and smoking rooms are available on request, subject to availability. If you need either, ask at the time of booking, not at check in.
Restaurants at Taj Vivanta Srinagar
The hotel has two restaurants and a bakery lounge, plus round the clock in room dining. Long time guests will notice one change: the all day restaurant that used to be called Latitude is now Vista. Jade Dragon has kept its name.
Vista: multi cuisine, all day dining, 7:30 am to 10:30 pm
Jade Dragon: Chinese and Oriental, 7:30 pm to 10:30 pm (dinner only)
Tulip Lounge: bakery, patisserie and teas, 11:00 am to 8:00 pm
Vista
Vista is where breakfast, lunch and most dinners happen. The menu covers Indian, international and Kashmiri dishes, and the restaurant opens onto a terrace for alfresco seating when the weather allows. If you are new to Kashmiri food, this is an easy place to start. Ask for wazwan classics such as rogan josh, rista, gushtaba and tabak maaz, or vegetarian staples like nadru yakhni, dum aloo and haak. Menus change with the season, so check what the kitchen is serving that day.
Jade Dragon
Jade Dragon is the hotel's Chinese restaurant and opens only for dinner. It has been part of the property since the Vivanta days. Book ahead on weekends and in peak season. After three or four days of rich Kashmiri meals, a lighter Oriental dinner is often welcome.
Tulip Lounge
Tulip Lounge is the tea lounge and bakery, with Kashmiri specialities and international pastries served against the lake view. This is the place for an unhurried cup of kahwa, the saffron and almond green tea of the Valley, or noon chai, the pink salted tea Kashmiris drink through the day. Pair either with local breads from the bakery counter.
Shikara dining on the Vista Deck
The signature experience is a private meal served on a real shikara placed on the hotel's deck, high above the lake. You get the romance of the boat and the view of the whole valley at once. Taj also offers a private dinner under the stars on the deck. Both need advance booking and suit proposals, anniversaries and honeymoon evenings.
Important: The hotel does not serve alcohol
Taj states this clearly on its own facilities list. If a bar is important to your holiday, factor this in before you book. Most guests find the kahwa, fresh juices and mocktails more than enough, and the policy makes the hotel a comfortable choice for families.
Spa, pool and facilities
The infinity pool
The infinity edge pool is the most photographed spot in the hotel. The water appears to run straight off the hill into Dal Lake below. It is also the facility that causes the most disappointment, because it is seasonal. The hotel keeps the pool closed from 1 November to 30 April due to low temperatures. If a swim with that view is on your list, travel between May and October.
The Spa
The hotel's spa offers massages and body treatments rooted in Indian wellness traditions. It is a good use of an afternoon after a long day trip to Gulmarg or Pahalgam, and a sensible plan for the day you land, when most people are tired from the flight. Book treatments a day ahead in peak season.
Fitness centre
There is a fully equipped fitness centre, open to all staying guests. Remember that Srinagar sits at altitude. Take the first workout a little easier than you would at home.
Weddings, meetings and events
Taj Dal View has indoor banquet halls, outdoor venues and wide lawns, and Taj promotes it actively as a wedding venue. Listings put the conference space at about 5,500 sq. ft. A wedding on the lawns with the lake below is the reason many families choose this hotel over lakeside properties. There is also a 24 hour business centre for corporate groups.
Other useful facilities
Pet friendly, with advance notice to the hotel
EV charging station and guest parking
Kids activity area and a library
Travel desk, car rental and concierge
Doctor on call and currency exchange
Accessibility support for differently abled guests
Laundry and dry cleaning
Evening entertainment
The pet friendly policy is worth a mention. Not every luxury hotel in Kashmir accepts pets, so travellers driving up with a dog often shortlist this hotel for that reason alone.
Things to do near Taj Vivanta Srinagar
The hotel's side of the lake is where most of Srinagar's classic sights are clustered. You can cover a lot in one day without long drives.
1. Take a shikara ride on Dal Lake
No Srinagar trip is complete without it. Go at sunrise for still water and the floating vegetable market, or an hour before sunset when the light turns the lake gold. A one hour ride covers the houseboat rows, the floating gardens and Char Chinar island. Agree the route and the fare before you step in.
2. Walk the Mughal Gardens
Nishat Bagh, Shalimar Bagh and Chashme Shahi are all a short drive along the lakeside road. Nishat, with its twelve terraces stepping down towards the water, is the closest of the big three and the best for photographs. Shalimar is the grandest in history. Chashme Shahi is the smallest and is known for its natural spring.
3. See the Tulip Garden in spring
The Indira Gandhi Memorial Tulip Garden is about 2 km from the hotel and is widely described as the largest tulip garden in Asia. It opens for a short window each spring, usually from late March into April. From the hotel's upper levels you can see the colour bands of the garden from above. Dates change every year with the weather, so confirm before you fix your flights.
4. Catch the sunset at Pari Mahal
Pari Mahal is a seven terraced garden and former observatory on the slope above Chashme Shahi. It gives one of the best sunset views over the lake and the city.
5. Climb to Shankaracharya Temple
This ancient Shiva temple sits on a hilltop and is reached by a flight of around 250 steps. The view from the top takes in the whole of Srinagar. Phones and cameras are not allowed past the security check, so carry only what you need.
6. Visit Hazratbal and the old city
Hazratbal Shrine stands in white marble on the northern shore of the lake. Combine it with a heritage walk through the old city to see Jamia Masjid, Khanqah e Moula and the wooden architecture along the Jhelum. The hotel runs its own guided heritage walk as well.
7. Play a round at Royal Springs Golf Course
The course is about 3.3 km from the hotel and sits between the lake and the Zabarwan foothills. Even non golfers enjoy the setting.
8. Take day trips to Gulmarg, Pahalgam and Sonmarg
Srinagar is the natural base for the Valley's three famous day trips.
Gulmarg: about 50 km from Srinagar. Known for the Gondola ride, skiing, and snow from December to March.
Pahalgam: about 90 km from Srinagar. Known for the Lidder river, Betaab Valley and Aru Valley.
Sonmarg: about 80 km from Srinagar. Known for Thajiwas glacier and alpine meadows.
Each is a full day out and back. Start early, and keep a private car for the day. If you would prefer to stay overnight, Stay Pattern has hotels in
Gulmarg, Pahalgam and Sonmarg, which saves you the return drive and gives you the mountains at dawn.
Best time to visit Taj Vivanta Srinagar
There is no bad season for this hotel, because the view changes completely four times a year. The right month depends on what you want to see.
Spring (March to May): tulips, almond blossom and fresh green on the hills. Tulip weeks sell out early, and the pool opens in May.
Summer (June to August): warm days, pool open, long evenings on the terrace. Expect peak tariffs and peak crowds.
Autumn (September to November): golden and red chinar trees and clear skies. The pool closes on 1 November.
Winter (December to February): snow on the Zabarwan range, a quiet hotel and Gulmarg skiing. Expect cold nights, a closed pool and possible flight delays.
Is Taj Vivanta Srinagar worth it?
For the right traveller, yes. The hotel's strengths are the view, the room sizes and Taj service. Its trade offs are the hilltop location, the seasonal pool and the no alcohol policy. Here is how that plays out for different guests.
Honeymooners and couples. This is the strongest fit. Private sit outs, shikara dining on the deck, spa treatments and sunsets over the lake make it one of the most romantic stays in Srinagar. Choose a Grand Luxury Room or a suite.
Families. Large rooms that sleep three, a kids activity area, lawns to run on and a two bedroom suite for bigger groups all work in your favour. The alcohol free setting keeps the atmosphere calm.
Luxury travellers. If you want a recognized five star brand with consistent service standards, this is the Taj address in Srinagar.
Wedding and event planners. Lawns, banquet halls and a lake backdrop cover most requirements for a destination wedding in Kashmir.
Who might prefer something else. Travellers who want to step out of the door onto the lakeside boulevard, walk to cafes and shops, or sleep on the water itself may be happier in a lakeside hotel or a houseboat. Budget conscious travellers will find very good boutique hotels in Srinagar at a fraction of the tariff.
How much does a stay cost?
Taj uses dynamic pricing, so there is no fixed tariff. Rates rise sharply in tulip season, summer holidays, and around Christmas and New Year, and soften in the shoulder weeks of early March, September and November. Breakfast inclusive rates and advance purchase offers for bookings made 30 days or more ahead are usually available. Always compare the final price including taxes.
Seven tips before you book
Search under the current name. Look for Taj Dal View, Srinagar. Old Vivanta listings can show outdated photos and facilities.
Match the room to the season. Main building rooms in winter, garden rooms in spring and summer.
Request a higher floor. Every room faces the lake, and a first floor balcony gives the widest angle.
Plan around the pool dates. It is closed from 1 November to 30 April.
Pre book the special dinners. Shikara dining and private deck dinners are limited each evening.
Arrange your car in advance. You will need one for every outing from the hill.
Carry valid photo ID for every guest. Indian hotels require it at check in, and prepaid SIM cards from other states may not work in Jammu & Kashmir, so use hotel Wi-Fi or a postpaid connection.
